As a real estate agent and decorator in North Georgia, I’ve walked through hundreds of homes with buyers, and I’ve learned something interesting: buyers often make emotional decisions almost immediately. Before they even step fully into the living room, they’ve already started forming an opinion about the home.


The good news? The things buyers notice first are usually easy to improve before listing.

1. Smell (Yes, It Matters More Than You Think)

Buyers notice scent immediately when the door opens. Lingering pet smells, strong cooking odors, or overly heavy air fresheners can create a negative first impression. Fresh, clean air is the goal.

Tip:Open windows before showings and keep scents neutral.


2. Lighting and Brightness

Dark homes feel smaller and less inviting. One of the first things buyers subconsciously notice is whether a home feels bright and welcoming.

Tip:Turn on lamps, open blinds, and replace outdated yellow bulbs with warm white lighting.


3. Paint Colors

Paint can instantly make a home feel modern or dated. Extremely bold colors can distract buyers and make it harder for them to imagine their own style in the space.

Tip:Warm neutrals like creamy whites, soft taupes, and light earthy tones photograph beautifully and appeal to a wide range of buyers.
